Project Description

Barker Block Homeowner’s Association (HOA) was looking for support with their 7,000 SF rooftop pool deck restoration project following a need to reestablish an achievable schedule.

Rupert Construction Services (RCS) joined the project in support of the HOA to reestablish an achievable schedule, support with budget control, and to manage completion of the restoration of the existing 6th floor rooftop pool deck. The project included refinishing the pool, a new pedestal deck system, structural reinforcing, extensive landscaping, new metal canopies, USB outlets and power added throughout the deck, new ambient lighting, a new spa, adding BBQs and an outdoor kitchen area, multiple fire pits, and community lounge seating.

Our team’s attention to detail and ability to work collaboratively with contractors ultimately saved the HOA time and money. The leadership capabilities and perseverance throughout the construction process, even in the challenging circumstances created by Covid-19, enabled us to resolve project challenges effectively and quickly. Based on this project, RCS has been awarded further contracts with this HOA for building improvements.

RCS was well-positioned to take on this project because of our project planning expertise. When joining the project, our team worked with the HOA to ensure project requirements were captured in the project plan and that any disruption to tenants would be minimized during construction. The project team quickly established a new schedule and was able to establish a trackable budget while maintaining the quality necessary for this community.

The outbreak of Covid-19 during construction caused significant permitting delays, and to save cost, construction crews were demobilized from the job site. During this time, the RCS team worked with the architect and contractors to obtain the necessary permits as quickly as possible and to restart construction with newly established health & safety protocols. Throughout the process, our team kept the tenants and HOA informed of schedule changes, ensuring all stakeholders had the most up-to-date information.
